Fall is my favorite time of the year and so is football season! Go Vikings!
We have four new commissioners -- Jason Tysdal from Spearfish, Shad Ludemann from Pierre, Josh Reisetter from Brookings, and Bobbie Tibbetts from Sioux Falls. I'm looking forward to working with all of them. The Commission is under the leadership of Carol Lawhun as chair and Jason Tysdal is serving as vice-chair. Licensees who need to renew this year should have received an email reminding you to go online and renew your license. The renewal and fee must be received no later than November 30, 2024. Renewals received after that date will have to pay a late fee. If you do not renew your license by December 31, 2024, your license will be placed on a non-renewal status. If your renewal is submitted, and you have not completed your continuing education and/or do not have errors and omissions insurance covering you on January 1, 2025, your license will be placed on inactive status. All licensees who carry group errors and omissions insurance from Rice Insurance Services Company will be receiving notices to renew. All licensees who carry optional insurance need to make sure we have proof of your errors and omissions insurance. Autumn is always such a beautiful time of the year. Enjoy!!

HUD Issues Update on Housing Market Indicators
(used with permission by ARELLO) The U.S. Department of Housing and Urban Development has issued an update on national housing market indicators, concluding that overall activity in the housing market has improved. It identified the following top indicator trends:
- Purchases of new homes rose, with new single-family home sales
increasing 10.6 percent from July 2024, but they remain volatile.
- Existing home sales rose after declining the prior four months, citing data from the National Association of Realtors, sales increased 1.3 percent
from June, but remained down 2.5 percent year over year.
- Construction of new homes declined 14.1 percent from June and is 14.8
percent lower year over year. The construction of multi-family properties remains volatile.
- Annual house price gains slowed in June, to 5.1 to 6.5 percent. Housing
prices peaked in June 2022, with modest declines attributed to increased interest rates.
- Housing inventory fell for new homes but increased .8 percent from June
for existing homes.
Housing affordability fell, but affordability of leasing remained unchanged.
Citing data from the National Association of Realtors, the ability to purchase a home was down 8/8 percent from the first quarter of 2024, and down 4.5 percent year over year. The decline is attributed to both the increase in prices for single-family homes and the increase in mortgage interest rates. HUD's Rental Affordability Index for residential leasing remained the same from last quarter.Mortgage loan forbearances increased for the second consecutive month,
to .27 percent from .23 percent in June, but the rate is down from .39 percent year over year.
Housing insecurity appears to be improving for renters. Citing the Census
Housing Pulse Survey, approximately 5.6 million renters were behind on their rental payments in July, a reduction from 5.8 million renters a year ago. Approximately 4.56 million homeowners were behind on their mortgage payments, up from 4.12 million homeowners year over year.Rates on 30-year fixed mortgage loans declined to 6.3 percent for the
week ending August 29, 2024. Rates peaked in May 2024, at 7.22 percent.
