Fall Edition October 2025
From The Director
The fall and football season is here and so is renewal time!
Licensees who need to renew this year should have received a renewal
notice by email to go online and renew (this is the only way you can renew your license). The renewal will need to be completed no later than November
30, 2025. Renewals that are received after that date will have to pay a late
fee. In addition, all active licensees who carry errors and omissions insurance from Rice Insurance Services Company will be receiving notices to renew from them. All licensees who carry optional insurance need to make sure we have proof of your errors and omissions insurance by January 1, 2026.
Important! Responsible brokers --check to see if you are up for license
renewal this year and not just your license but those associated with you, as well. It's a good idea to have a meeting with your associates that are up for renewal to see where they are at in the renewal process. Encourage them to complete their education prior to the renewal deadline. If they do not know the number of education hours they currently have, that information can be found in the 'Online Personal Licensee Services' section on the Commission's website. If your renewal is submitted, and you have not completed your continuing education and/or do not have errors and omissions insurance covering you on January 1, 2026, your license will be placed on inactive status. The Commission is now under the leadership of Jason Tysdal as chair and Joshua Reisetter as vice-chair. Have a great fall season and a joyful holiday season!
Side Note: The Commission has made the decision to only do the newsletter twice a year--instead of four times. The newsletter is always available on our website.

AI Platforms Make Waves in Real Estate: Agents, Assistants, or Alternatives?
From chatbots to commission rebates, is tech reshaping the transaction?
(used with permission by ARELLO)
Artificial intelligence is no longer a future trend in real estate, it's here, and it's evolving fast. Over the past several months, a wave of new AI-powered tools has hit the market, offering everything from automated scheduling to full-service homebuying support. As these platforms grow in both capability and reach, they're beginning to reshape how professionals work, and how consumers interact with the industry. Among the most talked-about innovations is Homa, a Florida-based platform that launched in April with an ambitious goal: replace the buyer's agent experience with AI. The software helps prospective buyers generate data-driven offer prices, schedule showings, and even navigate the closing process, all without ever working with a traditional real estate agent. Homa claims it isn't trying to disrupt listing agents, but instead "provide a self-guided, low-cost option for experienced buyers who prefer fewer fees and less agent involvement."
Homa selected Florida as its pilot state due to its flexible regulatory landscape. However, the company has expressed its intent to broaden its reach into additional jurisdictions as both legislation and consumer trends progress. While a hands-off approach appeals to some buyers, others have expressed reservations about making such a significant financial commitment without tailored assistance. As one broker put it, "There's a difference between convenience and confidence. AI can streamline, but it can't always reassure."
Other platforms, meanwhile, are focused on supporting agents rather than replacing them. In June, the startup reAlpha expanded its AI-powered homebuying technology to Texas. The platform bundles brokerage, mortgage, and title services into one streamlined experience, and in some cases, offers a 50% rebate on buyer agent commissions. The idea is to remove friction from the transaction and lower costs, while keeping real estate professionals in the mix.
In the productivity space, Shilo, an AI virtual assistant designed for high- performing agents, raised $2.6 million to help automate client communication, scheduling, and transaction coordination. Around the same time, Zillow announced a partnership with EliseAI to launch "AI Assist" for Zillow Rentals, a chatbot that can answer renter questions and schedule showings around the clock, giving leasing teams relief from routine inquiries.
The rise of AI in real estate brings both promise and questions. Can these tools truly replace human expertise, or are they best suited to enhance it? How will regulators respond as more platforms blur the line between technology and representation?
For now, the takeaway seems to be this: AI is here to stay, and whether it supports agents or competes with them, it's changing expectations on both sides of the deal. Professionals and regulators alike will need to adapt quickly to ensure innovation enhances, not erodes, consumer protection and ethical practice.
