What changed
Homes England has closed the Strategic Partnership funding route for the Social and Affordable Homes Programme (SAHP) 2026 to 2036. Applications submitted through this route, designed for larger housing associations with a track record of building significant numbers of social and affordable homes seeking long-term multi-year funding certainty, will no longer be accepted. The closure took effect at 5pm on Wednesday 15 April 2026.
Housing providers seeking grant funding should note that the Continuous Market Engagement (CME) route remains available for those developing smaller, individual projects or portfolios on a scheme-by-scheme basis. Who this service is for
Applying for Social and Affordable Homes Programme (SAHP) funding as a Strategic Partnership is designed for larger housing associations or providers that:
- have a track record in building large numbers of new social and affordable homes
- want certainty over time
- are looking for long-term, multi-year funding The alternative funding route is by Continuous Market Engagement (CME). This is better for those developing smaller, individual projects or portfolios on a scheme-by-scheme basis.
