Homespire Mortgage Corp. & Michael Jonathan Rappaport Consent Order - $10,000 Penalty, 42-Month Ban
Summary
The Massachusetts Division of Banks issued Consent Order 2026-001-CO against Homespire Mortgage Corp. and sole owner Michael Jonathan Rappaport, imposing a $10,000 administrative penalty and a 42-month prohibition from engaging in mortgage lender and mortgage broker activities in Massachusetts. The enforcement action resolves findings from a September 2025 examination that identified failures to comply with Massachusetts and federal statutes and regulations governing mortgage lenders and brokers.
What changed
The Division of Banks finalized a consent order resolving its 2025 examination findings against Homespire Mortgage Corp. and its sole owner/president Michael Jonathan Rappaport. The corporation, previously licensed as both a mortgage lender and broker in Massachusetts from 2010-2025, voluntarily surrendered its licenses in November 2025, which subsequently terminated on January 1, 2026. The consent order imposes a $10,000 civil monetary penalty and a 42-month prohibition preventing both the corporation and Rappaport from engaging in mortgage lender or mortgage broker activities under MGL chapter 255E.
Affected parties include Homespire Mortgage Corp., Michael Rappaport, and other Massachusetts-licensed mortgage lenders and brokers who should note this enforcement precedent. The examination findings of compliance failures, combined with the surrender of licenses and the prohibition period, signal heightened regulatory scrutiny of mortgage lending operations in Massachusetts. Companies should review internal compliance programs and maintain documentation sufficient to pass regulatory examinations.
